Tax Information

QWhat is Mello-Roos?


Mello-Roos Community Facilities Districts (CFDs) allow local governmental agencies to finance needed community facilities for new developments through the levy of voter approved special taxes. Homes at Skyline will be subject to assessment by only one CFD, which will either be a CFD for Sulphur Springs or Saugus.

QWhat will the Mello-Roos/CFDs fund?


The Saugus CFD will fund grades K-6 school facilities in the Saugus Union School District, grades 7-12 facilities in the William S. Hart Union High School District and sewer facilities in the Santa Clarita Valley Sanitation District of Los Angeles County.

The Sulphur CFD will fund grades K-6 school facilities in the Sulphur Springs Union School District.

QWhat is the total property tax rate?


For fiscal tax year 2018/19, the total tax rate is estimated to be approximately 1.75%; however, tax rates depend on numerous factors, including the price and square footage of the home. Please speak with a New Home Advisor for more detailed information. At the sales office we have property tax calculators that can give you a more accurate estimate of the tax rate for the home you select.

QWhen will the elementary school be built?


Pardee Homes is currently working with the Sulphur Springs School District. As with any school, the ability of the district to build and operate a school depends on several factors, including need for the school based upon the number of students, and funds to build and operate the school.


Homeowners’ Association Information

QWhat is a homeowners’ association?


A homeowners’ association, or HOA, is intended to govern a residential community and to maintain certain facilities benefiting the residential community. Residents at Skyline will become part of the Skyline Community Owners Association.

QWhy are there homeowners’ association due at Skyline and what do they pay for?


The homeowners’ association dues pay for the association’s operations such as the maintenance of the community recreation center, parks, trails, private streets and other amenities you would get to use as a member of the community. In addition, the dues help fund the association’s costs to manage the community.

QWhat are the HOA dues?


All residents will be part of the Skyline Community Owners Association upon purchasing a home at Skyline. Under the subsidy agreement currently in place, HOA dues are subsidized to $250. Like many master planned communities, the association assessments will vary as the community grows. At build out, the dues are estimated to be in the mid $200’s although these amounts may be adjusted as the community is built-out. The Homeowner Association dues provide you with the maintenance and operation of the community recreation center – The Lookout, parks, trails, private streets and other fantastic amenities.

Currently there are two builders at Skyline, TRI Pointe Homes and Pardee Homes. In the future, other builders may develop portions of the Community.

QWhat is the Skyline community?

QWhat type of community is Skyline?

QWhat community amenities are available now?


The Lookout, Skyline’s vacation-style amenity center, is fully constructed and available for resident use now. Amenities at The Lookout include a community clubhouse, fitness center, swimming pool and splash pad, playground, barbecue grills and outdoor dining areas.

Skyline has plans for a park area and second recreation center estimated to be completed 2021/2022.

QWho is the developer for Skyline?


Pardee Homes is the master-plan developer for Skyline. Established in 1921, Pardee Homes provides a variety of new home choices, with focus on master-planned communities that include schools, parks, employment centers and preserved open space.

Currently, our new home galleries and design studio are open by appointment only and construction jobsites are operating with enhanced work procedures.
